Policies

Age Requirements:  Waters Edge B&B Resort has a minimum age requirement of 16 years of age.  If you are booking the full house, we do occasionally make exceptions dependent on ages and number of children.  Out of respect for all guests, we unfortunately cannot accept children under the age of 16 unless prior arrangements have been made with the innkeeper.  

Payment: You must put a credit card on file to hold the reservation, and payment is due at time of check-in. Pricing is based off two guests per room. Additional fees apply for additional guests staying in a single room.

Cancellation Policy: A cancellation must be given at least three weeks prior to your arrival date for a full refund. Cancellations are not final until you have received a cancellation confirmation in your email, if you do not receive that email, please call to inquire, as your reservation is considered active until then. If you have to cancel with less than three weeks left, we will charge you for half your stay unless we are able to re-book your rooms. We will do everything we can to fill your slot, as it is our preference to not have to charge anyone unnecessarily. So please give us as much notice as possible, so we can hopefully refill your slot. No shows or unconfirmed cancellations (cancellations given via email or voicemail without getting a cancellation confirmation from the innkeeper) will result in full payment.

Security Deposit: We do not require a security deposit, however, the credit card on file will be used for any damage/ missing items incurred during your stay. Each room contains a folder for your use with these checklists, as well as information to assist you during your stay. We complete a checklist with each cleaning after check-out to assure the room is ready for the next guests. Thank you!

Check In: Between 3:00 p.m. – 6:00 p.m.   Check Out:  11:00 a.m.

We will do our best to accommodate requests for early check-ins but ask that you make arrangements prior to your arrival, as we like to greet our guests with refreshments.  If you will be checking in after 6:00 p.m., please call or email the innkeepers and let them know.

Breakfast & Dietary Needs: Please advise staff of any dietary needs at time of making reservation. We will do our best to accommodate needs. Breakfast is served between 7:00 a.m. and 10:00 a.m. At time of check in you can specify what time you would like your breakfast and if you prefer to eat at the group gathering table, some of our smaller, more intimate tables both indoors or out on the patio, or if you would like it to be delivered to your room. Special requests for an earlier or later breakfast can usually be accommodated, so feel free to ask.

Safety and Security: Registered guests only will be given an access code at time of check-in. Main door to Waters Edge B&B Resort will be locked at 11:00 p.m. each night and guests will need to punch in the code on keypad to open the door. Your access code will provide you entry into the building after hours.

Animals: Our property has a locked off unit for the innkeepers in the back of the building. Our family animals, one cat and a couple granddogs, do live on or visit the premises. They do not go into the interior Bed & Breakfast Resort portion of the property, though you may see Cali or Kobe outside occasionally. We are animal lovers, but unfortunately we do not allow guests to bring animals to Waters Edge B&B Resort.

Smoking: Waters Edge B&B Resort is a smoke free building. Designated areas are available on the grounds for smokers, but all areas are outside. There is a $500 cleaning fee fine for anyone smoking in the building or on the outside patios directly outside their rooms.

Kitchen Facilities: The main facility kitchen is not available for use unless pre-arranged with the innkeeper or you have rented the full house. Two of the units contain full kitchens, one has a kitchenette, and there is some refrigerator space and a microwave available in main kitchen for guests to store/warm up some leftovers.

Guest Visitors: Only registered guests are allowed on the premises unless pre-arranged with the innkeeper. We cater to the comfort, privacy, and security of our registered guests. If you want to plan an event or party on site, please contact the innkeeper prior to making reservations and we can discuss options available.

Noise Policy: Though we love to encourage fun and laughter, the Town of Geneva and Waters Edge requires quiet time to start at 10:00 p.m.  We ask that you are respectful of the codes and other guests while enjoying your time here at Waters Edge B&B Resort and keep noise levels down after 10 p.m.

Important Note: One of the unique charms to Seneca Lake is the Railway that runs along West Lake Road. We, personally, love the character this brings to our property. The train is often quite short so look quick or you might miss it. It runs along the road side of our property a few times each day.
